There is a minimum stay of three nights all year.
Prices apply per cottage and include:

We do not charge reservation fees. The payment scheme is as follows:

50% to be paid within one week of booking

By payment of the deposit, you agree to the terms and conditions.

Terms and Conditions

Casas do Carvalho is part of DEMI Lda. With regard to the rental of the holiday homes, the following terms and conditions apply. These are binding, both for us and for the tenant.
After your reservation and a deposit of 50%, we will send you a confirmation of the deposit within a week. This is also your booking confirmation. If the deposit is not met within a week, your booking will expire. The final amount must be transferred into our account no later than one month before the start of the rental period. If reservations are made within one month of the arrival date, the total rental amount is due on reservation.
Cancellations more than two months before the arrival date, you will be reimbursed with half the amount paid. Upon cancellation within one month of arrival, you will owe the full rental amount. A travel insurance may provide a solution here.
Any change in the rental period can only be done on the basis of availability.
The cottages are available on arrival day from 4 pm. On the departure day you have to check out before 10 am.
For the compulsory final cleaning we charge € 55, - to be paid in on arrival. The cottage needs to be left broom-clean and the dishes have to be done. The garbage must have been thrown away in the municipal dumpster.
The deposit of € 200, - has to be paid on arrival. You will of course receive this back – in case of no calamities - after your stay.
Smoking in the cottage is not allowed, but of course you can safely light up a cigarette outside on your own terrace. Do not throw cigarette butts in the garden because of the fire hazard! Open fire is not allowed on site.
Pets are only allowed if confirmed with the reservation.
DEMI Lda. is in no way liable for any accidents that can happen during the stay. Nor are we liable for damages or loss of your property and/or damage to the (rental) car. The use and entry of the accommodation, swimming pool, playing equipment, other facilities and the entire grounds as a whole are the complete responsibility of our guests. Travel insurance can provide a solution here.

COVID-19
​
On our 11,000 m² site it is possible to maintain proper social distancing. Each group can have its own place around the pool. This also applies to the communal patio of 80 m². There is a table for every group.
If it turns out that the pandemic has consequences for traveling within Europe, the following adjustments apply to the terms and conditions:
• Flights canceled due to a mandatory flight-stop in connection with Covid-19 - rebooking or refund of (down) payment to be agreed.
• Quarantine obligation (UK/The Netherlands or Portugal) - rebooking or refund of (down) payment to be agreed.
If there are no restrictions for our region (Portugal Centro) (code green or code yellow) then the general terms and conditions apply.
